How to Buy a Property under Bank Auction in HINDI







Bank Auction properties are preferred by the buyers. The reason being bank auction property is normally available at 20% discount compared to market rate. Most of the properties are auctioned under SARFAESI Act or Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest Act, 2002

The biggest concern is the title of the property. In case the title of the bank auction property is clear, there is NO legal dispute and bank is in the physical possession of the property then the buyer can go ahead and participate in bank auction.

Agr hum banking court sy property buy kr lete hai, possession bi mil gya, Agar kuch waqat k baad, os property ka ex owner bank decree challenge kr dyta hai "right to redemption" wgra tu kia phir wo es property ko wapis lye skta. Yehni kia bank decree cancel ho sakti har tarha complete hony k baad.

Hi sir, Actually I am in little trouble and would like to hear you advice on this. I was the winner of an e-auction conducted for selling of property ( house plus 6 cent land) by bank. After the auction I paid full auction amount ie; 21 lakh( 10 lakh loan provided me by the same bank aganist this property). Before issuing the sale certificate I came to know from the village office that this property is also attached by family court due to the divorce case issue of the ex owner ( defaulter). With existence of this court attachment registration will not take place. I informed bank about this issue and bank submitting tip petition to release this court attachment to complete the registration process. What you think, is it possible and am I able to get the ownership of this property without any delay. It is my humble request you to give me a good suggestion.🙏

तब ऐसे में क्या किया जाये।

Is Buying an NPA property through Asset Reconstruction Services Agent (claiming they are directly affiliated with the bank, in physical possession of property) a good idea?
The ARS agency says the bank cannot auction the property until & unless the agency does not find a direct buyer for the said property, in the stipulated time given to them by the bank/magistrate. Is this true?

Sir plz tell us jo property bank auction kar raha hai agar vo property already income tax department ne attach kar rakhi h to bhi sarfaesi act k taht vo property ko purchase kar sakte hai?

Sir, maine DRT Auction mai participate kiya tha 31-jan-2019 ko maine bank ko saara paisa before due date se phele pay kar diya. par DRT mai defaulter ne objection file kiya tha so DRT didn't release the property sale certificate. already 2 month ho gaye hai. DRT property registration karwane mai kitna time leta hai aur aagar v 3 month mai nahi karta hai to paisa wapas lena le liya refund process kya hai? pls help on this asap pls…………
